What’s Next: Our 2025 Property Investment Strategy and Vision for the Year Ahead

After a transformative few years of scaling, diversifying, and learning through increasingly ambitious projects, 2025 is all about refining our strategy, speeding up execution, and strengthening the core of our business. We're entering this year with big goals, a clear direction, and a desire to continue pushing ourselves outside of our comfort zone.


Carrying On with Larger HMO Conversions

One area we’re continuing to focus on is larger HMO conversions - typically 7-bed, 7-en-suite and above. These projects remain a key part of our long-term strategy. While they take more time and planning, they offer strong rental income and long-term capital growth, which continue to form the financial backbone of our portfolio.


Alongside this, we’re committed to finishing the developments we started in previous years. That means completing the builds, securing any necessary planning amendments, refinancing the finished assets, and filling them with tenants. The projects we began in 2023 and 2024 - including the warehouse and both pub conversions - are high on our priority list this year. Our aim is to bring them across the finish line and get them fully operational.


Fast-Track Flipping: 52 Projects in 52 Weeks

The most ambitious part of our 2025 strategy is also the one we’re most excited about - and the one that will challenge us the most. We’re aiming to complete 52 property flips this year, averaging one flip per week.


This marks a major move into high-speed, short-term capital generation, and it’s a significant shift from the longer-term HMO conversions we’ve traditionally focused on. The flips are primarily located in the South of England, especially around London, where we’ve found strong demand, reliable resale value, and solid margins.


By the time we sat down to write this blog post, we already had eight flips on the go, all at different stages - from active refurbishment to just being purchased. A few more were in conveyancing, and there’s a growing pipeline behind that.


One of the biggest adjustments we’ve had to make with this strategy is speed. In contrast to traditional property purchases that can take 3 or 4 months, some of these flips have gone from offer to completion in as little as 2 to 3 weeks. That demands quick decision-making, strong operational systems, and absolute clarity on the numbers. This fast-paced approach is a major part of our 2025 property investment strategy, aimed at injecting quick capital into the business while continuing to scale sustainably.


Yes - this type of deal comes with more risk. But that’s part of the game. It’s a numbers game, and it’s all being done with a clear purpose - to inject fast capital into the business, improve our available cash, and ensure we have the flexibility to keep scaling up.


Building the Business to Run Without Us

While all of this is happening on the front lines of deals and developments, we’re also working behind the scenes to build a stronger, more systemised business.


That means continuing to:

  • Hire strategically to expand the team in key departments

  • Train and support our staff so they can take more ownership and make confident decisions

  • Refine our systems and processes, looking for ways to make the business more efficient, more automated, and easier to manage

  • Implement better solutions across finance, project tracking, communication, and property management


The goal is not just to grow the business - it’s to make sure it runs efficiently and effectively without needing us in every detail all the time.


One of our big goals for 2025 is for the directors to remove themselves from daily operations as much as possible. We want to spend less time in the weeds and more time working on the business, not in the business - focusing on strategy, long-term growth, and big-picture decisions.


This is a shift we’ve been preparing for, but 2025 is the year we want to lean into it fully. Of course, it won’t be easy. It requires trust, consistency, and ongoing improvement. But it’s essential if we want to continue scaling without burning out.


Final Thoughts on Our 2025 Property Investment Strategy: Growth, Speed, and Systemisation

2025 is shaping up to be a year filled with both big opportunities and big challenges. We’re carrying forward larger HMO conversions, aiming to finish some of our biggest developments to date, and pushing into high-volume flipping at a pace we’ve never done before.


At the same time, we’re also building the internal structure that will allow the business to run more independently and scale sustainably.


Every year we say it - but it’s always true - we’re learning constantly. From operations to acquisitions, staffing to systems, every area of the business continues to evolve. And we wouldn’t have it any other way.


We’ll see where 2025 takes us - but as always, we’re giving it everything we’ve got.
