After successfully acquiring their first buy-to-let property, Slawek and Michal sought to expand their property portfolio in 2019. Recognizing the potential for higher rental yields and the opportunity to maximize property utilization, they decided to transition from single-family rentals to Houses in Multiple Occupation (HMOs). Following extensive research and due diligence, they identified the West Midlands as an ideal location for this venture, given its robust rental market and demand for shared housing.

Venturing into HMO Conversions on the Path to Financial Freedom

In 2019, the duo purchased two three-bedroom terraced houses in the West Midlands, aiming to convert each into four-bedroom HMOs. These conversions required significant structural modifications, including complete rewiring, installation of new plumbing systems, and ensuring compliance with HMO licensing regulations. Given the complexity and scale of the work, they made the strategic decision to delegate the renovations to professional builders and project managers. This approach allowed them to leverage expert knowledge, ensuring that the properties met all safety standards and provided comfortable living spaces for tenants.

Balancing Full-Time Employment with Property Investments

Managing these extensive projects while maintaining their full-time jobs presented considerable challenges. Michal vividly recalls the demanding routine: waking up at 5 AM, commuting to London, and dedicating an hour or more in a café before work to handle property-related tasks such as responding to emails, coordinating with contractors, and conducting necessary research. This period was undoubtedly taxing, but their unwavering vision of financial freedom kept them motivated. They adopted effective time management strategies, such as setting specific goals, prioritizing tasks, and utilizing technology to stay organized. This disciplined approach enabled them to progress steadily in their property endeavours without compromising their professional responsibilities.

Overcoming Challenges and Celebrating Successes

Throughout the renovation process, they encountered various obstacles, from unforeseen construction issues to coordination challenges with contractors and navigating the complexities of HMO licensing. However, their perseverance and proactive problem-solving paid off. By the end of 2019, one of their HMOs was fully tenanted, and the second reached full occupancy by early 2020. Witnessing the steady rental income affirmed the viability of their business model and significantly boosted their confidence.

Progressing Toward Financial Independence
